CORPORATE HISTORY

Specialty Contracts General & Specialized Services Inc., or SPECSERV Inc., was officially registered as a corporation with the Securities and Exchange Commission (SEC) on September 8, 1983.

From the start, SPECSERV Inc. chose not to be traditional.

In its early stages, the company pioneered in introducing and using new products and methods in the field of waterproofing. It was one of two (2) companies that introduced and used the Elastomeric Waterproofing product, FINFLEX, in a period when the hot-applied, which was generally a failure, was widely used.

In January 1996, Hitchins (FE) Marketing Pte Ltd appointed SPECSERV Inc. as its official applicator in the Philippines for the various waterproofing systems it was exclusively marketing in the whole of Asia. Hitchins, outside of manufacturing some of the systems, also exclusively represented various manufacturers in Europe. Thus, the Multi-System Method (MMS) in waterproofing was born in the Philippine Building Industry, when the One System Cure All was prevalent.

SPECSERV Inc. campaigned to change the old and failed One System Cure All practice to the latest innovation, which was the MMS. The new method specifies a particular waterproofing system best fitted for a particular area in a building. 

There could be four to five different systems in a building project versus the old practice of using only one for all areas of the said project. The very first successful MMS is the Ayala Stock Exchange & Tower 1 building complex in Makati City. Since then, SPECSERV Inc. has pioneered in the introduction and use of much other specialized waterproofing and other building systems, like the roof garden.

By 1998, SPECSERV Inc. introduced the first European-designed roof garden engineering system entitled “DAKU” to the Philippine Building Industry. The first and oldest successful roof garden installed is at the Rockwell Center in Makati City, where DAKU was installed on the roof deck of the facility in 2000, and is still existing today.

Roof gardens in the 1970s and 1980s were discarded after only two to three years because of many problems, with roof leaks being the most prevalent. In the 1990s, roof gardens in buildings were more hardscape than softscape, more of concrete cover than the green grass. The introduction of DAKU enabled the greening of the roof garden by planting more grass, as against installing concrete and paver tiles cover. DAKU also minimized the use of concrete plant boxes. In 2010, SPECSERV Inc. modified DAKU to make it more affordable for non-event areas of a building and light roof garden users such as homeowners. Thus, BUNGKAL, which means to cultivate in the local parlance, was born. BUNGKAL is the acronym for Bubong Kalikasan or Nature’s Roof.

In 2005, SPECSERV Inc. ventured into the general construction business, making it the first waterproofing company to successfully expand into industry.

Some projects would also contract SPECSERV Inc. to finish areas that underwent waterproofing. This follows the principle of One Area – One Contractor – One Responsibility, which was intended to eliminate finger-pointing when a waterproofing system fails due to damage by other works. It is because of this that it led to the birth of the company’s GenCon Group. Its first successful project was the renovation of a 2-level Penthouse in Pacific Plaza at the Bonifacio Global City in Taguig.
